Job Description Job Description Estimator II – Job Description Location: Baltimore MD Company: Elevation Flooring Reports To: Chief Estimator About Elevation Flooring Elevation Flooring is a fast-growing commercial flooring contractor serving the East Coast from Baltimore to Florida. We specialize in Carpet, LVT, Ceramic, and Sheet Vinyl across QSR, retail, higher ed, healthcare, and private commercial markets. We are looking for a driven Estimator to help us scale to $20M in installed work while maintaining precision, speed, and excellence in execution. Position Summary The Estimator II is a mid-level estimating professional responsible for preparing accurate, timely, and competitive project estimates. This role requires a strong understanding of construction drawings, flooring materials, installation methods, and takeoff software. The Estimator II works closely with senior estimators, project managers, and sales teams to support bidding strategies and ensure successful project execution. Key Responsibilities Project Evaluation & Takeoffs Review project plans, specifications, and addenda to determine scope of work. Perform detailed and accurate material and labor takeoffs using estimating and flooring takeoff software. Identify potential risks, scope gaps, and value-engineering opportunities. Maintain organized documentation for bids, proposals, and revisions. Cost Estimating & Proposal Development Prepare detailed cost estimates including materials, labor, equipment, freight, and subcontractor pricing. Obtain and evaluate vendor/subcontractor quotes to ensure completeness and competitiveness. Develop proposals, bid packages, and alternates with a clear breakdown of pricing and assumptions. Assist in budgeting, conceptual estimating, and early project cost support. Coordination & Communication Collaborate with project managers, sales teams, and operations to align pricing with project approach. Communicate directly with vendors and subcontractors to clarify scope and pricing. Participate in internal estimate reviews and bid strategy meetings. Assist with client questions or clarifications during the bidding process. Process & System Management Maintain current and accurate pricing databases, production rates, and cost history. Support improvements in estimating tools, workflows, and standard operating procedures. Track and log bid opportunities, outcomes, wins/losses, and bid performance metrics. Required Qualifications 3–5 years of estimating experience in flooring, commercial construction, or a related trade. Strong knowledge of commercial flooring materials, installation processes, and industry standards. Proficiency with estimating and takeoff software (Bluebeam & Measure) Ability to read and interpret architectural drawings, specifications, and construction documents. Strong analytical skills with a high level of attention to detail and accuracy. Excellent communication and organizational skills. Ability to work under tight deadlines and manage multiple bids at once. Preferred Qualifications Experience with commercial flooring subcontracting or general contracting. 4 Year Degree in a field related to construction Familiarity with Bluebeam, MeasureSquare, or other flooring-specific software. Understanding of CSI divisions and construction bidding processes. Strong Excel and data-management skills. Personal Attributes Self-motivated and able to work independently with minimal supervision.
