Description:The Onsite Facility Manager will be responsible for managing school/administrative buildings in Camden, NJ. The Onsite Facility Manager will be responsible for ensuring effective and efficient day-to-day facility operations, running preventative maintenance, overseeing building handling vendors to provide critical building services, and maintaining facility budgets. The Onsite Facility Manager will report directly to the Regional Director of Facilities.Assist in the development and execution of a facilities management and preventive maintenance plans; participate in the management and motivation of building staff; develop an atmosphere of teamwork among building staff, school staff, and contractors; ensure appropriate expertise and resources are in place to meet requirements and respond to requests in a courteous, timely, and highly effective manner; manage the repair, maintenance, and continuous operation of all building systems including: fire/life safety, Mechanical (HVAC, plumbing), Electrical (lighting control equipment, bulb replacement, UPS, light construction (painting, doors, locks), digital systems (fire alarm, card access, CCTV security access systems), elevator control, Building Maintenance System (BMS)(DDC), and audio-visual systems, etc.Manage facility maintenance contractsCoordinate all preventive maintenance and reactive repair maintenance activities; oversee other building staff and vendors, if so requiredRespond to and coordinate all emergency call activities as necessaryMaintain building exterior and groundsRespond to building staff requests regarding building operations; prioritize schedules; and assign, plan, and monitor the work through online ticketing system (CMMS)Assist in coordinating required governmental inspections, and regularly inspect all areas of the building and report deficiencies as well as suggestions for improvementAssist in ensuring compliance with regulations; maintain up-to-date building documentation and certificationsEnsure compliance with local regulations regarding vendor procurementWhen necessary, obtain and level bids for recommendation to School Staff and managerMaintain all required administrative records including, but not limited to, log books, work records, maintenance records, contractor visits, keys issued, etc.Collaborate with School Staff, Regional Director of Facilities and finance to help develop and manage facility budgetInspect facilities on a rolling basis to ensure maintenance qualityAttend necessary school meetings to support maintenance management activities as they relate to the school's scheduleMission-AlignmentDemonstrate a relentless drive to improve the minds and lives of studentsImplement and enhance the school's systems and cultureBuild professional relationships and collaborate with the Supervisor, Vendors and school staff to maximize the ability of Uncommon Schools to support student learning and socio-emotional developmentSkills:Facilities, Electrical, Plumbing, Hvac, Mechanical, Facility management, Repair, managementTop Skills Details:Management, Facilities, Customer ServiceAdditional Skills & Qualifications:High school diploma or equivalent5 or more years' experience in facilities management.Ability to handle multiple projects simultaneouslyFamiliarity with key building systems (HVAC, electrical, mechanical, plumbing)Familiarity with OSHA and other Life Safety codes, etc.Computer skills necessary to operate BMS system and a personal computer; knowledge of Microsoft officeOrganized with strong attention to detail and follow-throughAbility to communicate effectively with facilities staff, school staff, and vendors both verbal and electronicAvailable to work weekends when necessaryExtreme flexibility, with a strong work ethic and an entrepreneurial spirit to accommodate high level of responsibility and multiple prioritiesNew Jersey low pressure black seal boiler, HVAC or other certificate, training or licenses a plus.Experience Level:Intermediate Level About Aerotek:We know that a company's success starts with its employees.
